All the small print & business stuff 

The Zenneth Manor Inn is a smoke free property. All of our rooms and common areas, both indoor and outdoor are non-smoking, any violations will result in an immediate cancellation and loss of rental.   This includes all tobacco and vaping products, smoking of every kind as well as any strong lingering odor of smoke. Any violations which result in loss of rental may also have an additional sanitization/cleaning charges beginning at $150.00.   We also strictly enforce a no open-flame policy; no candles, etc. We thank our patrons for understanding.

Sand is no fun in our guest rooms.  We provide an area to rinse off the sand and ask that our guest rinse feet and beach gear.  We also have a clothes line to hang beach towels, bikinis and swim trunks to dry.  Please be our guest.

Only registered guests are permitted use of our rooms and facilities.  Any additional individuals not included in our reservation will result in a higher charge or immediate cancellation of reservation and loss of full balance at management's discretion. We are understanding if friends or family quickly stop by to coordinate a pick-up or drop off. However, our Inn and property is not a public space and can not be used for entertainment of unregistered individuals. If you need recommendations of suitable public places to spend time with your family or friends, please do not hesitate to ask us. Reservations are non-transferable.  

Many of our rooms are double / adult occupancy only, guests of all ages must be disclosed.  While Guests 12 and under are permitted in some rooms at the Zenneth Manor, they do count as a guest.    All registered guests must be 23 years or older unless accompanied by a parent or legal guardian.

We provide one parking spot per room in our private onsite lot.  Any additional vehicle will be charged a daily rate of $15.00 and is subject to prior approval by the proprietors.  ***Please do not plan on any second spot availabilities in High Season***  Patrons must call 24 to 48 hours in advance to arrange second vehicle.   

We provide complimentary beach tags for all registered guests 12 and over during your stay.  We do not require any key or beach tag deposits, however any lost or stolen tags or rooms keys will result in a $25.00 charge per item, at check-out.

THE GARRET LOFT: This is a condo style rental; check in is 3pm and check out is 10am.  We provide one set of linens & bath towels for the Loft but no daily maid service. Upon check-out the Loft should be left in the original condition (i.e. trash and recycling removed, dirty dishes washed and put away, and floors vacuumed).   If not, an additional cleaning or damage fee will be assessed as an incidental to the credit card on file.    Cleaning fees begin at $30.00 and will not exceed $125.00. Damage fees are assesed per actual cost of repair or replacement.

INCIDENTALS:  A Credit Card is required on file for any incidentals.  Any damage to our rooms, linens or property other than normal wear and tear will be considered an incidental and charged to the card on file.    Sunscreen and our 100% cotton quilts will never be friends, so we ask that you always bear that in mind while applying and before and after the beach.   Stains are no fun. We certainly do not want to have to charge for damage to, or replacement of, our linens and bedding.   We request that you use your best judgement when it comes to eating and drinking on our beds.  We have dining areas in many of our rooms, as wells as, our front porch, lobby and second floor sundeck.  Additional cleaning charges will be applied as necessary.  

CANCELLATIONS /CHANGE POLICY:  Because of our small size, in a primarily seasonal shore town, our policy is as flexible as possible but cancellations affect us significantly. All reservations made after June 1st, 2020 are non refundable.   Your reservation and deposit is our mutual agreement that we will reserve and prepare the room you selected for the dates you requested.    Your Deposit is your cancellation fee, unless we are able to re-book your room for the same days; in that case, a $25.00 service charge is applied to your refund.  

RESERVATION CHANGES:  A request to change the dates of your reservation will be honored free of charge outside of 30 days, as a courtesy.  This does not apply to group reservations, special offers or the Garrett Loft. Reduction in days reserved defaults to the above cancellation policy.  Changes to the occupancy number will be honored at an increased rate if the reserved room allows.  In the circumstance the original reserved room can not accommodate additional guest, and there are no suitable rooms available for dates reserved, we will then default to the cancellation policy above.  Guest will forfeit original reservation and full amount of reservation will be charged, unless we are able to rebook the room.  Guests are responsible for any increases in rates the CHANGE may cause. Reservations are non-transferable.

CHECK-IN & CHECK-OUT:  Check-in is 3pm for our Main House and Check out is 10am.  Check-in for the Loft is 3pm and Check-out is 10am.  Any late arrivals after 7:30 pm must be made a day in advance.  If you contact us 24 to 48 hours in advance, depending on availability, we may allow early check-ins  or late check-outs for an additional fee.  Otherwise any tardy check-outs will be charged.   

BEFORE CHECK-IN & AFTER CHECK-OUT:  You are welcome to park in our lot and stop into the lobby for a parking pass and beach tags after 11am on the day of your check-in.  If you are planning to make use of these few hours, please let us know with a quick phone call or email prior.  It is also worth noting while we do have a changing area, we do not have a public restroom or facilities, so you will need to plan accordingly.  Beach tags and parking passes are due back at check-out.
